First visit: New recurring clients start with a Reset Clean ($360) to bring your home up to our standard before regular service begins. May be waived for newer homes or strong referrals at our discretion.
What’s included: Your price covers up to 6 labor hours of cleaning. If your home needs more time, additional labor is $60 per labor hour. One labor hour = one cleaner working for one hour. Two cleaners working 2.5 hours = 5 labor hours.

Why I started Live Oak

I'm Kipps. I started Live Oak because I understand how hard it is to manage a busy home, and how much worse it gets when the cleaning service you trusted doesn't show up, or sends a different person every time. We built Live Oak around the opposite of that: same team, on time, every visit. Because we know what it means to finally come home to a house that actually feels like a relief.

Will I have the same cleaner every time?
Yes. The same team learns your home, your preferences, and how you like things done. No revolving door of strangers, no resetting expectations every visit.
Are your cleaners insured and background checked?
Every cleaner is vetted, background checked, and fully insured. We carry general liability, and every visit follows the same detailed checklist.
What products do you use? Are they safe for pets and kids?
Our default is professional grade products that get your home as clean and shiny as possible. Prefer a nontoxic option? Just say so and we'll switch to Branch Basics, a plant based concentrate that's safe for your family, your pets, and our team. Have products you'd rather we use in your home? Leave them out and we'll clean with those.
Do I have to be home during the cleaning?
Most clients aren't. We coordinate access through a method you're comfortable with, a hidden key, a code, or a brief meet at the start to hand off a key.
Am I locked into a contract?
No contracts. Cancel anytime. Skip a week with 24 hours' notice. Adjust your frequency anytime, many clients move from weekly to biweekly seasonally.
What's a Reset Clean and why is it required?
A Reset Clean is a top to bottom deep visit that brings your home up to our standard before recurring service begins. It’s priced the same as a Deep Clean, by bathroom count — 1 bath is $300, 2 bath is $360, 3 bath is $420, on up to $600 for 6 bath. It includes baseboards, vents, cabinet exteriors, and detailed bathroom scrubbing, areas a standard clean doesn’t touch. We may waive it for newer homes or strong referrals at our discretion.
What if I'm not satisfied with the clean?
Tell us within 24 hours and we come back and re-clean the area at no charge. No questions, no hassle. That's the Live Oak Guarantee.
How do I pay?
Payment is due at the time of service. We accept cash, check, Venmo, Zelle, and major credit cards.
What's the cancellation policy?
A 24 hour cancellation notice is required. Same day cancellations are subject to a $50 fee, since the team has already routed for the day.
What happens if my home takes longer than expected?
Deep Cleans, Move-In / Move-Out cleans, and Bespoke Hourly visits are priced by labor hours, not clock hours. A 1-bathroom Deep Clean includes 5 labor hours ($300), a 2-bath is 6 hours ($360), and so on up to 6 baths at 10 hours ($600). One labor hour means one cleaner working for one hour, so two cleaners working 2.5 hours is 5 labor hours. Additional labor beyond the minimum is billed at $60 per labor hour. We always reach out before going over so there are no surprises on the invoice.
